Demand is high, and prices are up. The Cape Town market has historically “shown continuous growth year-on-year,” said Mike Greeff, chief executive of Greeff Properties. As Lew Geffen, chairman of Lew Geffen Sotheby’s International Realty, noted, it is the “top-performing major metro housing market in South Africa.” In the past five years, real estate price inflation has hovered between 10 and 12 percent, dipping to 8 percent in the second quarter of 2016. Contributing to the growth are an increasing number of what Mr. Greeff called “semigrants” — residents of Johannesburg, Cape Town and other parts of South Africa who are moving to Cape Town.
